1. Booking & Payment Terms
Full payment is required at the time of booking to secure your reservation.
Accepted payment methods include credit card, ACH, or bank transfer.
If payment is not received, Vacation Rentals Oahu reserves the right to cancel the reservation without notice.
2. Pricing, Taxes & Fees
All rates are quoted in USD and are subject to change until the reservation is confirmed.
Applicable Hawaii State GET (General Excise Tax), TAT (Transient Accommodation Tax), and Oahu County tax will be applied.
Cleaning fees, service fees, and any applicable refundable security deposits are included on the invoice.
Rates exclude third-party processing fees unless otherwise stated.
3. Cancellation & Refund Policy
We have a firm cancellation policy. All bookings are non-refundable; however, if canceled due to qualifying circumstances, a full credit will be issued toward a future stay with us.
4. Check-In / Check-Out
Check-in: 3:00 PM HST
Check-out: 10:00 AM HST
Early check-in and late check-out are subject to approval and may incur additional fees.
Unauthorized late departures may result in a full-day charge.
5. Guest Responsibility & Occupancy Limits
The number of guests must not exceed the number stated in the reservation.
Unauthorized guests or occupancy may lead to additional charges or cancellation without refund.
The primary guest must be 21 years or older and present during the entire stay.
Events, parties, or commercial activities require prior written approval.
6. House Rules & Usage
Guests agree to follow all House Rules provided prior to or upon check-in.
No pets are allowed unless pre-approved in writing.
Quiet hours are from 10 PM to 8 AM.
Trash must be disposed of in designated areas.
Guests may not tamper with security equipment or move heavy furniture.
7. Damages & Security Deposits
If a security deposit is required, it will be refunded within 7 days of checkout, minus any deductions for damage or excess cleaning.
Guests are financially responsible for any damage, loss, or misuse during their stay.
Failure to report damages may result in additional charges.
8. Liability Waiver
Vacation Rentals Oahu is not liable for injuries, illness, theft, or damage incurred during your stay.
Use of the property and its amenities is at the guest's own risk.
Parents or guardians are responsible for children at all times.
9. Property Access & Maintenance
We reserve the right to access the property for emergency maintenance or inspections with notice when possible.
Guests must report any maintenance issues promptly.
No refunds will be given for outages or service interruptions beyond our control.
10. Force Majeure
Vacation Rentals Oahu shall not be held liable for cancellations or non-performance due to events beyond our control, including but not limited to natural disasters, pandemics, government restrictions, or acts of God.
11. Governing Law & Dispute Resolution
This agreement is governed by the laws of the State of Hawaii.
All disputes will be resolved in the courts of Honolulu County.
Guests agree to cover all legal and collection costs, including reasonable attorney’s fees, for the enforcement of this agreement.
12. Privacy & Data Use
Guest information is used solely for reservation and communication purposes.
Vacation Rentals Oahu does not sell, distribute, or share personal information without guest consent, except as required by law.
13. Acceptance of Terms
By submitting payment and confirming your reservation, you agree to abide by all terms listed above.
Violation of these terms may result in cancellation, eviction, or financial penalties without refund.
